From RevPAR to Total Guest Value
For decades, Revenue Management has helped hotels become remarkably effective at forecasting demand, pricing rooms and optimising inventory. RevPAR remains essential—and it will continue to be. A hotel must first attract demand and sell its rooms effectively before it can create meaningful value from the guests who stay there.
But once those guests have arrived, the commercial question changes.
The room is only one part of the value a guest relationship can create. Dining, wellness, upgrades, activities, transport, experiences, direct rebooking and loyalty all contribute to the economics of a stay. Yet these opportunities are rarely managed with the same discipline, data and accountability that hotels apply to room revenue.
This is the subject of our new white paper, From RevPAR to Total Guest Value, the first publication in The Total Guest Value Series.
The paper sets out a cumulative evolution in hospitality management:
Revenue Management manages the room. Guest Revenue Management manages the economics of the stay. Guest Value Management extends that focus to the relationship across multiple stays.
This progression does not make Revenue Management less important. It builds on it. Strong room demand remains the foundation; the opportunity is to extend established commercial discipline beyond room inventory once that demand has been secured.
The paper examines what this shift means for hotel KPIs, organisational ownership, the guest journey and commercial leadership. Its central argument is straightforward: future competitive advantage will increasingly depend not only on how efficiently hotels manage rooms, but also on how intelligently they manage the value of each guest relationship.
For hotel leaders, the next question is therefore not whether RevPAR still matters. It is whether RevPAR alone provides a sufficiently complete view of the value the hotel creates.
